We have an excellent opportunity for a full-time Support Facilities Project Manager I based in our Irvine, CA* office.  The Support Facilities Project Manager I reports to the Sr. Development Manager, Support Facilities, and is responsible for developing non-restaurant facility projects for In-N-Out Burger. 

The Support Facilities department is responsible for the building, development, and maintenance of non-restaurant properties for In-N-Out Burger, such as warehouses, distribution facilities, food plants, maintenance depots, and corporate offices.  This team works closely with other In-N-Out Burger development teams, including Real Estate, Warehouse, Operations, etc.

*This position is full-time, in-office only

General Responsibilities
  • Manage engineers, architects, geotechnical, environmental, survey and various other consultants relative to due diligence, entitlements, and permit procurement; manages multiple subcontractors/contractors who supervise their employees
  • Ensure adherence to project budget, specifications and plans; maintain project schedules and ensure projects remain on schedule  
  • Direct and coordinate activities to ensure projects progress on schedule and within prescribed budget; formulate and review status reports on work progress, costs, and scheduling
  • Review project proposals for the development of non-restaurant facilities, which includes determining time frame, funding limitations, procedures for accomplishing project, contractor requirements, and allotment of available resources to various phases of project
  • Monitor and control projects through administrative direction of third-party contractors; review and coordinate RFI’s, owner change orders, submittals, and scheduling third-party contractors or vendors as needed
  • Prepare RFP’s (Request for Proposals), RFQ’s (Request for Qualifications) and analyze/compare bid proposals for construction projects
  • Collaborate with In-N-Out development teams, and restaurant operations as needed
  • Work on multiple construction projects (ground-up and TI’s) concurrently, in varying geographies, all of which may be in various stages of the development process
  • Prepare project budgets, prepare, review and execute contracts, negotiate overall project bids, track and be responsible for project timelines, and manage all aspects of a construction project
  • Prepare and manage procurement logs
  • Assist with monthly reporting tasks, on-site owners meetings; special projects as necessary

Work Schedule + Benefits
  • Full-time, Exempt
  • Pay Range is $118,000-$150,000
    The above represents the expected pay range for this job requisition. Ultimately, in determining your pay, we will consider your experience and other job-related factors.
  • Office Hours in Irvine, CA: Monday-Friday, 8:00 am-5:00 pm
  • Requires significant fieldwork and travel; will need to report to Support Facilities Department, based in Irvine, CA
  • Travel time: 60-80% of the work time will be spent in the field and on construction sites; will require occasional overnight travel to all states where In-N-Out Burger operates, as well as Tennessee

  • 8-10+ years' experience in design and familiarity with working drawings and construction (required)
  • 8-10+ years' experience in all areas of construction with an emphasis on infrastructure, warehousing, and tilt-up construction (required)
  • Experience in the entitlement and permitting process; including a working understanding of governmental entitlement process (required)
  • Hands-on construction experience (required) 
  • High School diploma or GED required; Bachelor's Degree in a related field or a combination of experience and education (preferred) 
  • Intermediate knowledge of MS Office and advanced proficiency in construction software (i.e. Procore)
  • Ability to work in a fast-paced and deadline-driven environment, while exhibiting a positive and professional attitude  
  • Excellent written and verbal communication skills
  • Strong project management and organizational skills 
  • Able to work on multiple projects simultaneously, be a self-starter
  • Ability to maintain confidentiality while exercising discretion and good judgment 
  • Will possess a strong work ethic, excellent organization and communication skills, along with the ability to observe safety guidelines and work both autonomously and in a team-oriented atmosphere  
  • Willingness and ability to travel, including overnight, 60-80% of the time
  • Must possess valid Driver's license
