We have an excellent opportunity for a full-time construction Assistant Project Manager based in our Irvine, CA office.  The Assistant Project Manager will work in the Support Facilities department, and will report to the Manager of Support Facilities Construction.

The Support Facilities department is responsible for the development of non-restaurant properties for In-N-Out Burger, such as the warehouses, distribution facilities, food plants, maintenance depots, and corporate offices.  This team works closely with other In-N-Out Burger development teams, including Real Estate, Warehouse, Operations, etc., to support the project managers.


General Responsibilities
  • Plan, design, develop, and manage projects for the construction or development of large buildings, as well as a variety of other construction projects
  • Engineer and design major construction projects, as it relates to building large warehouses and food distribution facilities 
  • Develop construction specifications and procedures
  • Make sure construction plans meet guidelines and specifications of building codes and other regulations
  • Work with project managers and other real estate developers and technicians to review and approve designs, calculations and cost estimates
  • Support the project managers in coordinating activities of designated projects to ensure that goals or objectives of the projects are accomplished within prescribed time frame
  • Support the project manager in every aspect of the project to ensure adherence to project scope and specifications, maintain project progress information, ensure projects are on schedule, and within budget; Responsible for assisting Project Managers with their on-going projects
  • Help assist in the Facilities development process, starting from the planning and entitlement process, up to and through construction
  • Facilities (non-restaurant) include the In-N-Out warehouses, food plant, maintenance & distribution center, corporate offices, and more
  • Prepare RFP’s (Request for Proposals), RFQ’s (Request for Qualifications) and analyze/compare bid proposals for proposed capital projects and differed maintenance projects.  Assist in the preparation of schedules and budgets for various projects
  • Work collaboratively with various departments to facilitate their facility support needs as necessary
  • Work on multiple projects concurrently, in varying geographies, all of which may be in various stages of the development process
  • Assist the Manager, Facilities Planning and Development with monthly reporting tasks, annual budget reports, and Special projects as necessary
  • Must have hands-on construction experience, working with construction vendors, and working hands-on in the construction field

Work Schedule + Benefits
  • Full-time, Exempt
  • Office Hours in Irvine, CA: Monday-Friday, 8:00 am-5:00 pm
  • Requires field work and travel
  • Will also travel to the Baldwin Park office as needed, on a weekly basis
  • Travel time: 20% of the work time will be spent in the field and on pre-construction sites; will require occasional overnight travel to states where In-N-Out Burger operates

Qualifications
  • Bachelor’s Degree in Construction Management or Architecture preferred, or related degree
  • Willing to take Construction experience in lieu of a degree
  • 3-5+ years experience working as a construction Project Manager, or Assistant PM, is preferred
  • 3-5+ years experience in the Construction industry
  • 3-5+ years experience in construction/project coordination and familiarity with working drawings and basic construction projects
  • Strong knowledge of the Construction Industry - Knowledge of contract administration, lien releases, payment applications, and insurance requirements
  • Must have a working understanding of interior and exterior building construction
  • Familiarity with Construction software, such as Procore
  • Hands-on construction experience; Experience working as a General Contractor or with a General Contractor
  • Experience with Ground up or TI construction preferred 
  • Familiarity of working with city staff and city inspectors
  • Knowledge of building codes, Title 24, ADA, basic utilities and green code a plus 
  • Must have an understanding of construction, and the relationship between value engineering and construction costs, scheduling and physical elements building
  • Will possess a strong work ethic, excellent organization and communication skills, along with the ability to observe safety guidelines and work both autonomously and in a team-oriented atmosphere
