We have an excellent opportunity for a full-time Lease Administration Analyst (Assistant Property Manager) based in our Baldwin Park, CA* real estate office. The Lease Administration Analyst will report to the Real Estate Asset Manager and will help manage the real estate portfolio of In-N-Out Burger.  Background in real estate Finance or real estate accounting would be ideal. 

*This position is full-time, in-office only.

General Responsibilities
  • Responsible for processing monthly  Base Rent/CAM/INS and RE taxes, and other misc. financial obligations
  • Assist with conducting audits and analyze lease documents, addressing any discrepancies, issues and questions, make recommendations and implement solutions
  • Tracking and maintaining critical lease dates
  • Reviewing lease documents and databases to ensure accuracy and lease compliance
  • Abstracting and interpreting commercial lease documents (leases, amendments, sublease, CC&R’s)
  • Assist in completing other tasks within the department when additional resources are needed
  • Establish and implement a lease audit function to review existing data in the system and identify areas of improvement and maximize revenue opportunities/CAM savings.
  • Analyze financial budgets and reports as part of the CAM reconciliation process
  • Understanding of CPI methodology in retail leases
  • Enhance policies and procedures to ensure accurate and timely data entry and reporting
  • Responsible for responding to internal and external communication regarding leases and rent charges
  • Act as a liaison between the Company and Lessors in resolving issues relating to interpretation of and compliance with lease provisions relative to CAM, taxes, insurance & repair items
  • Ability to analyze data and problem solve
  • Have a thorough understanding of retail accounting principles including recovery ratios and methods, allocating costs to various CAM pools, accrual and cash basis accounting, reading and understanding financials and be able to abstract information from a lease 
  • Prepare property reports, operating budgets and other management reports 
  • Support to Store Operators


Work Schedule + Benefits
  • Full-time, Exempt 
  • Pay Range is $78,000 - $97,000
    The above represents the expected pay range for this job requisition. Ultimately, in determining your pay, we will consider your experience and other job-related factors.
  • Office Hours: Monday-Friday, 8:00 am-5:00 pm 
  • Real Estate office is based in Baldwin Park, CA

Qualifications
  • Bachelor’s Degree in Real Estate, Business, Finance, Accounting or related field 
  • Real estate financial analytics experience preferred
  • Exceptional analytical skills; ability to combine financial analysis and business objectives 
  • 5+ years of experience in Lease Administration, Property Management , Commercial  real estate accounting
  • Knowledge of commercial real estate leases and contracts including interpretation and documentation 
  • Background in real estate financial analysis, reporting and real estate accounting     
  • Ability to work collaboratively with cross-functional groups 
  • Strong negotiation skills; Must be comfortable negotiating business terms and administering to legal documents 
  • Experience and willingness to deal with dispute resolution matters 
  • Ability to work both independently and within a team environment 
  • Able to work on multiple projects simultaneously, be a self-starter
  • Knowledge of real estate economics and financial analysis skills
  • Solid experience in Microsoft Office as well as Lease Administrative/Accounting software, including Visual Lease
  • Knowledge of shopping center maintenance operations 
  • Excellent written and verbal communication skills 
  • Strong customer service focus 
  • Must have a valid driver’s license
