We have an excellent opportunity for a full-time real estate Development Services Coordinator II based in our Franklin, TN office*.  The Development Services Coordinator reports directly to the Senior Development Manager, and is responsible for supporting the real estate Development Managers, Real Estate Managers, and coordinating numerous project development functions. 

*This position is full-time, in-office only.

General Responsibilities
  • The Development Services Coordinator II (DSC II) will assist and support the local Nashville, Tennessee In-N-Out Burger New Store Development team   
  • Preference will be given to candidates who have prior experience with and understand the entitlement and permitting processes required to obtain the necessary government and city approvals for target properties  
  • Support the Senior Development Manager to help manage the entitlement process and work with city planners, governmental agencies, and local jurisdiction requirements
  • Support the local Real Estate (Acquisition) Manager's efforts by conducting new site research, assembling new site tour books, and other tasks
  • Manage the work of outside consultants, or directly prepare Site Investigation Reports (SIR's). 
  • Prepare RFP's and solicit proposals for outside Professional Service Organizations for various due diligence items including Surveys, Soils Reports, Traffic Impact Analyses; and other technical and environmental studies
  • Prepare agendas and schedule various development meetings to include Site Investigation Report Close-Outs, Construction Document Kick-off's, Pre-Construction meetings, etc.  
  • Organize and assemble Construction Kick-off binders to support hand-off from the Development team to the Construction team 
  • Keep a record of progress on inter-department approvals for site plans, landscape plans, trash enclosure, delivery route, security camera layout, signage, security lighting, and other administrative development tools 
  • Process Vendor and Development Professional Invoices

Work Schedule + Benefits
  • Full-time, Non-exempt, Hourly  
  • Office Hours: Monday-Friday, 8:00 am-5:00 pm 
  • Department needs may call for occasional overtime 
  • Office Location: Franklin, TN
  • Occasional travel required for plan submittals, document collection, site visits, and other project requirements that may be needed

Qualifications
  • Bachelor's degree in Real Estate, Urban Planning, Architecture, Business Administration, or related field 
  • Preferred: 3-5 years experience, or relevant education, in the Real Estate industry, to include analysis, acquisition, entitlement, development and marketing of commercial land
  • Preferred: 3-5 years experience with the entitlement process; Must have a working understanding of governmental entitlement process
  • Preferred: 3-5 years experience working with government officials and developers in guiding their projects through the entitlement and regulatory process
  • Experience in commercial use of entitlements; preparing and processing of entitlement applications 
  • Experience in real estate project management/real estate development
  • Restaurant, retail or drive-thru experience preferred
  • Demonstrated understanding of real estate project management terms and concepts 
  • Ability to work independently with minimal supervision; Apply good judgment in decision-making 
  • Excellent verbal and written communication skills, presentation skills and strong human relations skills 
  • Creative problem-solving abilities and outstanding organizational skills 
  • Strong computer proficiency; Excellent in MS Office applications and M365
  • Active listener with a passion for learning
  • Strong attention to detail and good time management
  • Valid TN Driver's License
